King Abdullah Economic City (KAEC) is a planned city on the Red Sea coast in Rabigh Governorate, about 100 km north of Jeddah. It has a Haramain high-speed train station, a port and an industrial zone, but its resident population is still small compared with the original plans. Treat it as a place to verify carefully, not a ready-made expat suburb.
As of 22 October 2026, the UK Foreign Office advises against all but essential travel to most of Saudi Arabia. Check your own government's advice and your employer's guidance.
What KAEC is
Emaar The Economic City is the master developer. Wikipedia lists the population at about 10,000, against a plan for 2 million, and quotes a 2026 BBC note saying the goal of a business and tourism hub has not materialized. Growth has been slower than planned, so facilities that a city of this size would normally have may be limited.
Emaar has launched two residential areas, Bay La Sun Village and Esmeralda Suburb. In July 2025 Emaar The Economic City signed a deal with Al Tahaluf to develop two communities in the Al Murooj district, covering 340 lots for four-to-five-bedroom villas. In November 2025 KAEC signed a memorandum of understanding with developer Nef for hotel, retail and residential projects. Both are plans; ask the developer for delivery dates before you rely on them.
Getting there
- Train. KAEC station is on the Haramain high-speed line, which also serves Jeddah (Al Sulaymaniyah station and a station at King Abdulaziz International Airport), Makkah and Madinah. The station was inaugurated on 25 September 2018. A third-party guide gives a Makkah to KAEC journey of about 1 hour 15 minutes; we found no official Jeddah to KAEC journey time, so check the timetable on the SAR HHR portal (sar.hhr.sa) before planning a commute. Foreign passengers enter a passport or iqama number when booking.
- Road. KAEC is about 100 km north of Jeddah, 40 km south of Rabigh city and about 1 hour 20 minutes by car from Makkah. King Abdullah University of Science and Technology (KAUST) is about 20 km south, in Thuwal.
- Within KAEC. Assume you will need a car. We found no verified public transport inside the city.
Work
The Industrial Valley and the port are the main employers, and published reports name automotive and logistics companies there. Jobs often come with employer housing or an allowance, so ask your employer before signing a lease. For Jeddah-based roles, see jobs for expats in Jeddah.
Questions to ask before you move
- Housing: Is the property finished and occupied? Is the lease registered in Ejar? What are the service charges?
- Schools: Which schools operate now, which curriculum do they teach, and do they have places? Use the schools finder, then ask each school directly. We could not verify current schools.
- Health care: In 2023, KAEC and Dr. Sulaiman Al Habib Medical Group signed a framework agreement to establish a medical center with outpatient clinics, emergency care, radiology and laboratory services. We could not confirm that it opened. Ask where the nearest emergency department is, and read the health insurance guide.
- Groceries and services: Where is the nearest large supermarket, and does delivery reach your address?
- Commute: If you work in Jeddah, drive or train the route at rush hour before you decide.
Costs
KAEC is not in the site's cost of living dataset, so we cannot give reliable rent, grocery or school-fee figures for it. For a rough comparison with the nearest large city, see living in Jeddah and run your own household in the cost calculator. The cost of living in Saudi Arabia guide explains how the site builds its numbers.
