Living in Dammam as an Expat: Housing, Transport, Costs and Daily Life

Quick Summary

Get a quick AI-generated summary of this content

Dammam is the capital of the Eastern Province and the Kingdom's main Gulf port, with about 1.39 million residents in the 2022 census and 2.74 million in the wider metro area. Rents are lower than in Riyadh and Jeddah, and a single person can live here on roughly SAR 5,200 a month before a car or school fees.

As of 22 October 2026, the UK Foreign Office advises against all but essential travel to most of Saudi Arabia, and its page lists Dammam among places facing a heightened threat from missile and drone attacks on airports, ports and energy infrastructure. It also tells travelers to stay away from areas around oil facilities and military sites. Check your own government's advice and your employer's guidance.

Climate

Dammam has a hot desert climate. Daytime temperatures exceed 40 degrees C from May to September, the record high is 51.0 degrees C, and rain is rare, averaging 87 mm a year and falling mostly in winter. Plan outdoor activity for winter months and evenings.

Why people live here

The Eastern Province is the center of Saudi Arabia's oil industry. Aramco's headquarters is in nearby Dhahran, and King Abdulaziz Port in Dammam is the country's second-busiest port. King Fahd University of Petroleum and Minerals, Imam Abdulrahman Bin Faisal University and Prince Mohammad bin Fahd University are all in the area. Many expats live in Dammam, Khobar or Dhahran and commute between them, so look at all three when you search. See the site's jobs for expats in Dammam guide for the local job market.

Housing

Asking rents in the site's September 2026 dataset (Bayut.sa, unfurnished apartments, Al Faisaliyah plus the first city-wide results page) had medians of SAR 2,500 a month for one bedroom, SAR 3,330 for two and SAR 3,880 for three. The one-bedroom figure is low confidence (21 listings). These are asking prices, not signed Ejar contracts. For comparison, the dataset's Khobar medians were SAR 2,600, SAR 2,920 and SAR 4,580.

Start with these Dammam pages: Al Faisaliyah, Al Shatea and Al Rakah. Use the rent affordability tool, and check the commute before you choose, because Dammam, Khobar and Dhahran are close together but roads are busy at peak times. Register your lease in Ejar.

Getting around

  • Eastern Region Bus. SAPTCO operates the bus network across Dammam, Khobar, Dhahran and Qatif, daily from 5:30 am to 11:30 pm. At launch it had 85 buses and 212 stations; by April 2025 it had 10 routes and 279 stops, with tickets from SAR 3.45. Trial trips began in October 2022. SAPTCO publishes an app called Eastern Region Bus.
  • Train to Riyadh. The SAR East Line runs between Dammam and Riyadh, serving Abqaiq and Hofuf on the way. Tickets must be bought before boarding, at tickets.sar.com.sa or in the SAR North East app. The Dammam station dates from 1981.
  • Airport. King Fahd International Airport is about 22 km northwest of Dammam. SAPTCO runs buses from it to Dammam, Khobar and Jubail.
  • Metro. A 50 km tram and 110 km bus-rapid-transit plan was approved in 2014. We found no open Dammam tram or metro service.
  • Driving. Most residents drive. Fuel was SAR 2.18 a liter for Gasoline 91 in September 2026. See the driving licence guide.

Bahrain and the King Fahd Causeway

The 28 km King Fahd Causeway connects the Eastern Province with Bahrain. Non-Saudi residents leaving Saudi Arabia need a valid passport and iqama and should check their exit and re-entry visa status in Absher; read the exit and re-entry visa guide first. Some visas allow air entry only. Crossing conditions can change quickly, so check the King Fahd Causeway Authority (kfca.sa) or its JESR app for live status before you drive.

Daily life

  • Shopping: Al Othaim Mall, with about 91,700 square meters of leasable space and a hypermarket, is one of Dammam's large malls.
  • Waterfront: The Dammam Corniche runs along the Arabian Gulf.
  • Health care: Dammam Medical Complex is a Ministry of Health hospital. Which private hospital you can use depends on your insurance, so read the health insurance guide. Call 997 for an ambulance.
  • Schools: Use the schools finder and ask schools about places early.

What a month costs

Using the September 2026 dataset and its own formula, a single person (one-bedroom, cooking at home, 15 meals out, bus pass, gym) needs about SAR 5,190 a month. A family of three renting three bedrooms without a car needs roughly SAR 9,470, before school fees and health insurance. Utilities (SAR 273 for one adult) and the dining estimate are low-confidence. Run your own numbers in the cost calculator and see cost of living in Saudi Arabia.

Dress and norms

In 2019 the tourism authority said foreign women are not required to wear an abaya, and advised everyone to dress modestly. For banking, read the bank account guide, and for Ramadan hours the Ramadan guide.
