Looking for a family house to rent in Al Kharj: where do I start?

My job is in Al Kharj and I'd like to rent a small family house with parking and a garden on a modest budget. How should I search, and what should I check before signing a lease?

Search through licensed brokers and local listings with your must-haves written down, check the broker's REGA licence, and put the lease on Ejar before paying the first instalment.
How to search
List your must-haves (bedrooms, parking, outdoor space) and your maximum yearly rent, including how you'll pay it.
Shortlist areas near your workplace and your children's school.
Ask each broker for their licence number and check it on REGA's broker inquiry service.
Visit at different times of day to judge traffic, noise and parking.
Before you sign
Make sure the lease is registered on Ejar. If the landlord refuses, you can request registration as the tenant.
REGA's five-year rent freeze covers properties inside Riyadh's urban boundaries, so don't assume it applies to a lease in Al Kharj unless REGA extends it.
Agree in writing who handles maintenance and what the rent includes.
